We do not aspire to be architects! We can take charge of the planning process for you and effectively give a 'planning officer' input throughout the process. Such as choice of site; assessing development potential; setting the planning strategy to meet the clients' objectives in terms of return and time frame; preparing the Design and Access Statement and ensuring the application is complete and supported by other consultants' reports; lead negotiation with officers and know when enough is enough!; lobbying councilors and consultants; setting the appeal / resubmission strategy; and take care of the appeal process.

We will provide the initial planning strategy framework - you can then manage client expectations and design schemes which are more likely to achieve consent.
So that your initial designs are based on the planning context from the start, we advise you of the relevant local and national planning policy for the area and site history. Including officer reports, neighbour objections, reasons for refusal.
We brief other consultants (highway, noise, landscaping etc.) to support the planning strategy and planning case as well as your design.
We prepare the Design and Access Statement which sets out the planning policy case for the development and ensure your drawings include detail to demonstrate and support the planning case.
We manage the negotiation process with planning officers to curtail requests for repetitive revisions and avoid you trying to 'draw your way out' of policy issues.
We take a stand and decide when enough is enough and the scheme will not be altered again.
We can negotiate conditions and planning agreements for your schemes.
Do you need advice on the strength of reasons for refusal and the chances of success on appeal and the process to choose?
Do you need to review the conditions on permissions?
Do you want to be more successful on appeal? We will write the appeal and respond to the council's appeal case for you.
We will provide advocacy at informal hearing or instruct barristers and give evidence at public inquiry appeal.
We also deal with Enforcement Notices, satisfying conditions, Permitted Development Rights, Certificates of Lawfulness and all other issues that get in the way of designing buildings.
